What Is a WDIIR?

As mentioned above, a WDIIR details any evidence of wood-destroying insects, including termites. The inspection is performed by a professional pest control technician, whose company could be the one to fulfill any necessary pest control services recommended by the inspection. The report will also take note of conditions conducive to a future infestation. 

Why Do You Need a WDIIR?

Unlike many other states, there’s no state law in Arizona mandating a WDIIR before moving forward with a house sale. However, banks and lending institutions often do require the report, which can save the buyer from the unpleasant surprise of learning about active infestations and damage after the sale.

A WDIIR and the disclosure that comes with it can also prevent potential legal action—and the headaches that come with it—that often come with such a discovery.

What Does an Inspector Look for When Doing a WDIIR?

While an inspector may have difficulty checking hard-to-reach areas of a home where pests may be. he/she should still be able to recognize conditions that could contribute to an infestation. Inspectors look for the following:

  • Cracks in the foundation
  • Leaky plumbing 
  • Irrigation systems too close to the house
  • Wood that’s part of or near the house and is in direct contact with soil
  • Damaged wood
  • The insects themselves

Is a WDIIR Free?

On average, the cost—which, in Arizona, is typically paid by the seller—runs between $75 and $150. Some pest control companies offer WDIIRs at no charge. Beware, though, because such free services can be shady, as the company providing it often expects to get their money from you another way.
